Signs your water heater needs help
- There is no hot water, or it runs out much faster than it used to.
- Hot water comes out rusty or discolored.
- The tank makes popping or rumbling noises as it heats. This often means sediment has built up at the bottom.
- Water is pooling or dripping around the base of the tank.
- The water never gets as hot as it should.
What to expect
A plumber will usually look at the tank, the connections and the controls to find the cause. Some problems, like a worn heating element, thermostat or valve, can often be repaired. A tank that leaks from the tank body itself usually needs to be replaced. Hard water can leave sediment in the tank over time, and flushing the tank can help it heat better. If you're replacing a water heater, it's a good time to compare tank and tankless models. A tank heater keeps a supply of hot water ready, while a tankless heater heats water as you use it and takes up less space.

Dan is the best! I've used him several times for different problems - from needing my water main repaired, then replaced to my hot water heater leaking, to the latest, fixing an amateur attempt at outdoor plumbing. Dan showed up on a Saturday night because we'd been without water in the house for a couple days, and had the problem fixed within an hour - and that included a trip to get the necessary parts!
